1. Introduction
Marris Investments Ltd (“we,” “our,” or “us”) provides YieldMetric (the “App”), a professional utility designed for the mathematical estimation of property rental yields and returns on investment. This Privacy Policy details our commitment to your privacy, strictly adhering to the EU General Data Protection Regulation (GDPR) and Google Play’s User Data Policies.
2. Privacy by Design: No Data Collection
YieldMetric is engineered with a “Privacy by Design” philosophy. The application code is built to function entirely as a standalone utility.
Complete Offline Functionality: The App requires no internet permissions and is technically incapable of connecting to external servers or transmitting data.
Local Calculation Only: All financial metrics, including Gross Yield and Net ROI, are calculated exclusively on your device’s local processor.
Ephemeral Memory Storage: Financial inputs such as property price, monthly rent, and annual expenses exist only in your device’s volatile memory (RAM). These inputs are cleared when the App process is terminated.
No Persistent Tracking: We do not use advertising identifiers, analytics SDKs, or third-party tracking libraries.
3. Permissions and Access
To ensure maximum user security and maintain a high trust rating on the Google Play Console, the App requests zero dangerous permissions. YieldMetric does not access:
Contacts, Camera, or Microphone.
Location Data (GPS).
External Storage or Files.
Unique Device Identifiers (IMEI/MAC).
4. GDPR Compliance (EU Users)
As the App does not collect or store personal identifiers, we do not engage in “processing” of personal data as defined by GDPR Article 4(1).

Legal Basis: Any temporary processing of numerical values in RAM is conducted solely for the Performance of a Contract (providing the calculation service you requested) under GDPR Article 6(1)(b).
Data Portability & Access: Because no data is stored on our systems, your “Right to be Forgotten” or “Right to Access” is fulfilled by simply closing the App or uninstalling it from your device.
5. Financial Services Disclosure
In compliance with Google Play’s Financial Services policy, YieldMetric is a mathematical calculator only.
Not Financial Advice: The App provides mathematical estimates based on user-provided inputs.
Informational Purposes: The App does not facilitate financial transactions, loans, or investment brokerage.
